Lodging Is Competitive

Homecoming draws thousands of alumni, current families, and prospective students to a city with limited walkable lodging inventory. The small inns and guest houses near campus book out weeks or months in advance. Richmond Road hotels have more availability but put you in a car for every event. The timing compounds the pressure: mid-October is also peak fall foliage season in the Tidewater region, which draws non-Homecoming visitors as well.

Where to Stay

Walking Distance to Campus

The independent inns along North Henry Street and the surrounding residential blocks are the most convenient option for Homecoming. You walk to campus events, Merchants Square restaurants, and the Historic Area without moving your car. These properties have six to twelve rooms each, so total walkable inventory is small.

At Armistead House, the walk to the Wren Building and the central campus is about 10 minutes. The Sunken Garden, where many Homecoming events are staged, is roughly the same distance. Private parking is included, and contactless check-in means you arrive on your own schedule.

Richmond Road Hotels

The chain hotel corridor along Richmond Road has the deepest room inventory. You will need to drive to campus and find parking, which is constrained on Homecoming Saturday. Properties closest to Merchants Square (eastern end of Richmond Road) are the most convenient in this category.

Short-Term Rentals

Airbnb and VRBO listings in Williamsburg fill quickly for Homecoming. Many hosts set minimum stays (two or three nights) for event weekends. Quality and location vary widely. If you go this route, book early and absolutely verify proximity to campus.

Homecoming Weekend Logistics

Parking. Campus parking is limited on Homecoming Saturday. The university typically designates specific lots for alumni and visitors. Expect to walk from remote lots if you arrive after mid-morning. Staying within walking distance eliminates this problem entirely.

Football game. The Homecoming game is played at Zable Stadium on campus. Tailgating is a significant part of the tradition. If you are driving in, arrive early to secure a parking spot near the stadium area.

Campus events. Beyond the game, Homecoming typically includes class reunions, departmental receptions, the Homecoming Parade along Duke of Gloucester Street, and events on the Sunken Garden. The Alumni Association publishes the full schedule as the date approaches.

Booking Strategy

For walkable properties, booking three to four months ahead is reasonable once the date is confirmed. Some alumni book the same weekend every year and release rooms if plans change, so checking back periodically can surface late availability. For Richmond Road hotels, two months ahead is usually sufficient, though rates increase as the date approaches.

If this is a combined Homecoming and Colonial Williamsburg visit, plan for at least two nights. Saturday is dominated by campus events, so Friday or Sunday is better for touring the Historic Area and Colonial Williamsburg.
